Villas of Carillon Community Update & 2/28 Board Meeting Cancellation
Dear Residents,
The February 28th Villas of Carillon Board Meeting has been cancelled as there is no business to conduct (no business requiring a board vote) this month.
However, rest assured that the board is diligently working to uphold our fiduciary duty to manage the association funds and property and are actively working on a number of projects to that end.
In January the board voted to update the reserve study (previously updated in 2016) in order to understand the Association's long term budget needs as well as anticipate and prepare for the timely repair and replacement of common area components.
The board also voted to replace the front pond fountain after numerous attempts to repair the existing equipment. The new fountain components are scheduled for delivery and installation in March.
The repair of our community flat roofs and balconies remains a priority. Phase 1 of the flat roof repair project is underway and the 17 flat roofs in this phase are scheduled for completion in April. The board also recently met with the Association's property manager, engineering firm and painting, roofing, and restoration vendor. These parties have agreed on a plan to evaluate and repair all second story balconies in the Villas of Carillon based upon condition. We intend to tie this repair activity in with the community painting project scheduled for early 2024. As a reminder, painting is required periodically to protect our investment (waterproofing) and increase our property values (ensuring aesthetic appeal).
Landscaping continues to remain a key area of focus. You'll note that our landscape maintenance contractor is performing numerous sod repairs throughout the community to address areas affected by pest/weed infestation and/or lack of irrigation. Residents who observe what appear to be deficiencies in landscape maintenance or malfunctioning irrigation equipment are strongly encouraged to submit a service request. As a reminder, the Villas of Carillon has a limited landscape enhancement budget and prioritizes HOA investments based upon what is in the best interest of all homeowner's in maintaining the value and desirability of the property as a whole. Homeowner's who would like to see landscape enhancements of their own design or otherwise not included in the Contractor’s scheduled work plan will be expected to pay for the requested enhancements surrounding their units pending approval of a landscape enhancement request submitted by the owner. We appreciate your understanding in this area.
We've completed several minor repairs to the pool equipment (pumps, heaters, plumbing and electrical) in an effort to extend the life of that equipment and keep this key amenity for our community in good working condition. In addition we're keeping an eye on the pool going experience. We recently replaced the dining furniture in the cabana area, and had the lounge chairs around the pool deck cleaned. We have ordered new trash receptacles for the pool deck and clubhouse areas to replace the old receptacles which had rusted out and were damaged beyond repair. Those receptacles will be installed in March.
The board asks all residents to continue to be mindful of the rules of the community including but not limited to:
Keep pets on a leash and clean up after them.
Ensure that trash cans are left out only on trash pick-up day. Be aware that pick-up day changes during weeks in which there is an observed holiday. Keep an eye out for an email reminding you about this.
Follow parking rules. Parking on the street or in violation of the guest parking rules may result in vehicles being towed without notice and/or fines.
Owners are responsible to ensure that their tenants comply with all community rules and policies.
