Villas of Carillon - After Hours Answering Service

Dear Residents,

If you encounter a maintenance emergency after normal business hours, contact 813-433-2000.

Our Property Management company employs an answering service who will record your information and contact the property manager. If the issue is deemed an emergency, the property manager will dispatch the appropriate vendor/service provider to ensure it is resolved as soon as possible.

What is considered an emergency?

A good rule of thumb is to remember that any maintenance issue that could cause serious property damage, or a threat to health and safety is considered an emergency. Some examples include:

  • Major water leaks (plumbing/irrigation/pool)

  • Sewer back-up/flood

  • Fallen trees blocking roadways or that have caused structural damage

  • Malfunctioning gate prohibiting entry to or exit from the property

Remember that the Association is responsible for maintaining the common area elements. This does not include individual unit water shut off valves, plumbing or electrical systems within the home, air conditioners, first story decks, etc.


If a maintenance emergency occurs within your home, ensure that the service contractor you hire is able to provide occupational license, certificate of general liability insurance, and certificate of worker's compensation insurance or exemption for each employee working on the property.

IMPORTANT:

  • If you witness suspicious activity, call Guard-One Security at 727-424-8204.

  • If you witness a crime in progress, a fire, or medical emergency, call 911.
