Planned Community Water Main Shutoff

Dear Residents,

Beginning Wednesday, September 8th from 10 am until 4 pm, the water-main servicing our community will be shut off to allow residents an opportunity to replace original or failed water valves serving their unit.


Please consider taking this opportunity to contact a licensed plumber to complete the repair during the given window of time. This board cannot stress enough the criticality of making this loss mitigating update to your home sooner rather than later.

FAQ’s

I’ve never had to use my valve, what could be wrong with it?

The original builder installed valves are known to seize in the open position or the handle itself may break off entirely when necessity requires closing it. If a leak occurs indoors and the main valve cannot be closed… well, you can see the problem.

Doesn’t the HOA pay for maintaining the exterior of my home?

Yes, however maintenance of these valves, like other external items such as decking, and AC stands are the responsibility of the unit owner.

How much does this cost?

Typically, around $300. Far less than it costs to call an emergency plumber when the valve breaks or to file a homeowners insurance claim.

Can I repair this valve at another more convenient time?

Unfortunately shutting off the main water line to the community is a task that requires coordination with the city and of course inconveniences the entire community. It’s in everyone’s best interest that you make plans to repair during this window.

What does an original valve look like?

As referenced in the attached picture, the valve is likely near your front door and may be painted over, or could have a blue or red plastic paddle.
